Buying a home comes with a lot of questions—and we get it. Whether this is your first home or your fifth, it’s completely normal to wonder what a home inspection includes and how the process works. Here are the answers to some of the most common questions we receive:
🏡 What exactly is a home inspection?
A home inspection is a general, non-invasive look into the condition of the home on the day of the inspection. We visually assess major systems like the roof, plumbing, electrical, HVAC, structure, and more, and note their condition at the time of the visit.
⏱ How long does it take?
On average, our inspections take about 3.5 hours or more, depending on the size of the home and the scope of the inspection. Larger homes or those with add-on services (like sewer or radon testing) may take longer.
🧍♂️ Can I attend the inspection?
Yes—and we encourage you to come toward the end of the inspection. This gives us time to safely and thoroughly evaluate the home, and then walk you through the findings in person. For safety reasons, please only bring the parties directly involved in the purchase.
🧰 What systems do you inspect?
We take a look at the major systems and areas of the home: roof, foundation, structure, exterior, electrical, plumbing, HVAC, insulation, interior, attic, crawlspaces, and more. If we can access it safely, we inspect it.
⚠️ What if you find problems?
We report on the conditions we find—no drama or scare tactics. At the end of the inspection, we go over everything with you, explain any concerns, and recommend follow-up with licensed contractors if needed. The goal is to help you make informed decisions, not overwhelm you.
📄 When do I get my report?
You’ll receive your home inspection report within 24 hours of the end of the inspection. If you’ve ordered radon or mold testing, those reports will follow within 48 hours.
